We make reasonable efforts to keep information accurate and available, but the website may contain errors or be interrupted. Unit descriptions, photographs, dimensions, prices, facilities, suitability and availability are indicative, may change and must be confirmed with us.
Unit availability
A listed unit is not reserved or secured by visiting the website, making an enquiry or requesting a viewing. Availability and any offer remain subject to our written confirmation and the proposed use being approved.
Viewings, applications and waitlist
- Viewing requests are requests only and remain subject to confirmation.
- Applications may be accepted or declined and do not create a tenancy, licence or promise of a unit.
- Joining a waitlist does not guarantee an offer or priority.
Licence agreement
Occupation is by licence, not tenancy. Only a signed written licence agreement creates a binding right to occupy and governs occupation, permitted use, fees, deposits, cancellation or termination, access, building rules, responsibility and liability. Website summaries do not replace or vary that agreement and do not grant tenancy or property rights.
No online checkout
This website does not offer online checkout. Any stated fee, deposit or promotion is subject to confirmation and the signed licence. Portal payment records are provided for account reference and may be corrected where necessary.
Acceptable conduct
You must not misuse the website, attempt unauthorised access, introduce malicious material, interfere with its operation, infringe another person’s rights, submit false or unlawful material, or use the website for unlawful or fraudulent activity. Premises use is also subject to our Acceptable Use and Access & Building Rules, as incorporated or varied by a signed licence.
Intellectual property
Website content is owned by or licensed to Sheet Metal Music Limited. You may view it for personal or internal business consideration of our services, but must not reproduce, commercially exploit, alter or republish it without prior written permission.
Limitation of liability
We do not exclude or limit liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation. Subject to that, we are not responsible for loss caused by reliance on unconfirmed website information, website unavailability, or external sites, nor for indirect or consequential business losses that were not reasonably foreseeable. Liability connected with occupation is governed by the signed licence.

Complaints
Send a complaint through our Contact page, email info@welinkstudios.com, call 07471 733126, message us on WhatsApp, or write to our address above. Please explain what happened, the outcome you seek and any relevant dates or references.
- We will acknowledge the complaint within 3 working days.
- We will normally provide a substantive response within 14 working days.
- If you request escalation or a final review, we will aim to complete it within 28 working days.
If more time is reasonably needed, we will explain why and provide an updated timescale. Data-protection complaints may also be made to the Information Commissioner’s Office.
Changes to terms
We may update these terms from time to time. The current version will always be available on this page.
Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have jurisdiction, except where applicable consumer law gives you the right to bring proceedings elsewhere in the UK.
